Employment Land Assessments

  • Hackney Employment Land Study to support the Local Plan. Included detailed site surveys of all employment land in the borough
  • Wycombe Commercial Assessment to support the Local Plan. This included a detailed review of the market potential for new commercial development on the Westhorpe site, Marlow
  • Industrial land supply and need assessment relating to 100ha industrial and logistics development as part of the wider Whetstone Pastures Garden Town
  • Industrial land supply and need assessment relating to a 44ha industrial and logistics development as part of the wider Worcestershire Parkway Garden Town
  • South East industrial and logistics market assessment to identify investment opportunities for a major investor. The project included market demand and supply factors, ability to serve the London market, socioeconomic factors such as housing and population growth and links to major infrastructure
  • Employment Market Assessment to understand the wider property impacts generated by the Babraham Research Campus in Cambridge

Mixed Use Straregy And Masterplanning

  • Led Savills analysis in to understanding the value premium generated by major high quality mixed use developments throughout the UK. The analysis found quality mixed use schemes achieve a healthy premium to their local markets (48% for residential; 42% for offices and light industrial) as well as the importance of place making in achieving these higher values.
  • Development of an area wide planning framework for Croydon Town Centre in London to deliver 7,000 new homes, 200,000 sqm of commercial development and a new Westfield Shopping Centre. The catalyst for much of the new development is the Croydon Train Station which is the 18th busiest station in the UK• Viability appraisal for 600,000 sqm of mixed use development adjacent to the proposed HS2 Manchester Piccadilly Station
  • Route planning and increased housing delivery in relation to the proposed East West Rail Line linking Cambridge, Milton Keynes and Oxford. Route alignment announced in January 2020 to help support up to 1 million new homes

Viability Modelling & Land Valualtion

  • Viability appraisal for 2,000 homes urban extension in Stamford• Viability advisor to Norwich Council for a brownfield redevelopment site in Norwich City for 1,000 homes and 10,000 sqm of commercial floorspace
  • Viability appraisals for several brownfield sites for mixed use development in Lambeth; Hackney; Tower Hamlets; East Hertford and Richmond
  • Viability advisor to Luton Council for the Napier Gateway scheme comprising 685 homes; hotel, retail and leisure and new public park

Social Value

  • Developed Savills bespoke social value model to help monetise the benefits from development concerning local supply chain impacts, apprenticeships and long terms unemployed benefits, the value of open space and natural capital, supporting growth of local businesses and sustainable procurement.
  • The model has been used for numerous projects including; Mixed use development in Southall for 160 homes, hotel and office floorspace - 1,500 homes, new primary school, health facility and town centre uses in Three Rivers - 2,000 homes, new link road, town centre and primary school in Stamford

Economic Benefits

  • Redhill Garden Village Economic Benefit Assessment - including local and regional economic benefit review and comparison with competing garden village allocations to promote the site, and property market and social infrastructure analysis to inform the masterplan for up to 8,000 homes and 20ha of employment land
  • Providing an economic statement and market assessment for Swan Housing Association and Catalyst Housing on the residential-led redevelopment of the former Webbs Industrial Estate in Waltham Forest for 359 new affordable homes and 2,565 sqm (GIA) of commercial floorspace
